SELLER STRATEGY

Why the Highest List Price Rarely Creates the Highest Sale Price

The difference between market value and strategic list price — and how competition can change the final number.

A list price is a marketing decision, not an appraisal. The strongest strategy is often the price that expands the qualified buyer pool and creates urgency.

When two or more serious buyers engage at the same time, a seller gains leverage on more than price. Inspection terms, financing contingencies and timing can all improve.

Overpricing usually trades that leverage for hope. Once days on market build, buyers begin asking what is wrong instead of worrying that they may lose the home.
